About Property Forecasts

Technical Forecasts Limited

TFL was founded in 1987. Its original focus was on software consultancy related to the aviation, marine and financial industries. In 1992 Dr. Chris Satchwell sought to commercialise his neural computing research, and from 1994 one of the priorities of the company converged on the property industry.

TFL continues to share a close working relationship with researchers at the Neural Computing Research Group (NCRG) at Aston University, Birmingham, UK. The link to Aston allows TFL to keep abreast of the latest research and technology. It also serves to provide a verification of the effectiveness and validity of processes developed by TFL.

The Forecasting Technology

The significance of non-linear, data-led forecasting is its exclusive basis around historical and associated data. It does not include the subjectivity that is inherent in other forecast modelling techniques, nor is it limited to the linear modelling methods most commonly associated with technical forecasting.

Factors affecting future property values are partially reflected both in their past prices and those of related financial, economic and social data-sets. Influences of those factors can be distilled through careful scientific and statistical analysis, and built into a non-linear forecasting model. TFL has been closely associated with the development of this method, and has implemented it for a growing number of well-recognised clients across the UK.

As far as the residential property market is concerned, in order to be of true value, the highly local nature of the historic residential market needs to be reflected in localised forecasts. TFL is uniquely placed to apply its mass forecasting technology to this market, enabling forecasts for each neighbourhood (postcode sector) in England & Wales to be individually computed from registered house-price data supplied by the Land Registry.

  • A graph of history plus one-year forecast, where scientifically valid, for all four property types, to neighbourhood (postcode sector) level, for England & Wales;
  • A graph of history plus a 5 year forecast, where scientifically valid, of each individual property type: detached, semi-detached and terraced houses, and flats & maisonettes, along with quartile and annual percentage growths.
  • Town-level graphs of historic average prices plus 5 year forecasts of all four property types.
